Back Office Buisness Team

Currently, the EMEX team has over 750 people, including 45+ back office people who ensure the operation and development of trade, information, and fulfillment businesses.

The Administrative Supply & Maintenance team (1 Lead and 1 exploitation manager, responsible for operation ) services 1 warehouse and office facilities with a total area of over 45,000 m2, located in the UAE.

Who We Are Looking For

We require an experienced Lead of exploitation to join Administrative Supply & Maintenance team.

We are looking for a Lead of Exploitation. Your goals:

• continuous improvement of the operated property quality and engineering systems - as a result, increased efficiency and competitiveness of the business (through increased productivity, fault tolerance);
• speed of incident resolution — as a result, business has no interruption due to non-functioning property, engineering systems (through preventiv maintenance, reduction of time to eliminate downtime from a broken chair to a commissioning of a building);
• increased efficiency of resource and cost management — as a result, maintenance costs & operating costs reduction (materials, tools, services, team).

Your Responsibilities Will Include:

• quality — the percentage of actual performance to maximum;
• speed — the time a system or asset was unavailable or inoperative;
• cost — the cost of maintaining assets and utilities in working conditions, the cost of the operations function, which includes the cost of labor, use of digital tools, and expenses on contractors;

Goals for the First 12 Weeks:

• develop a planned maintenance program for properties in Dubai.

Result: The list of all facilities has been updated, and maintenance schedules are ready and is carried out according to schedule

• develop an energy efficiency program, propose actions that will reduce energy consumption by 20%.

Result: a document with consumption analysis, a list of actions and calculated savings of 20%.

How to Know if You Are the Right Fit

Level, Experience and Qualifications:

• Level - Lead+;
• Knowledge of Russian is an advantage;
• Proficiency in English (С1-С2);
• Good experience in operations and maintenance management: increasing productivity and efficiency;

Hard Skills:

• You know how to build processes for managing the operation of property, maintenance, engineering systems.
• You know how to work with finances, collect finance data and understandable calculation models. You will be able to understand the P&L function and understand what is not working efficiently.
• You have the skill of resource planning (at the operational/tactical/strategic levels).
• You know how to work with operational metrics — you define KPIs for all levels of your team, you understand how to calculate them, and how to influence them.
• You know how to work with quality of employee actions — you know how to comply with SLAs from customers, you develop your own internal SLA system for more efficient operation of processes.
• You know how to manage teams: build effective hiring, develop and implement onboarding, build a development and training system, can create a motivation system and will not flinch when firing ineffective employees.
• You understand the function of operation, labor protection and understand how to effectively debug work with it.
